Light is Right
If you haven't done so already, paint out or remove any bold colours in the spaces, curtains, back-splashes, etc. These can be distracting and detract viewers from seeing the full potential of the room. Light neutral colours on the wall such as white, light grey, cream and beige will also give a sense of space as well as make it feel brighter and larger.
Take a look around the house and make sure you do not have any excess pieces of furniture. Streamlining the spaces so that you only have what you use and what looks good. So remove and put excess pieces into storage. Keep the bathroom, laundry and kitchen to minimal bench clutter, that way viewers will be able to see all of the work surfaces available.
When you have people viewing your house its a good idea to remove personal objects such as wedding photos or family portraits. You may be left with some space to fill on the walls- we simply removed the wedding/family photos and used landscapes or photos from our travels without us in them.
Make the most of the cupboards and storage areas in your house by presenting them in the best way possible. To do this you will need to make sure they are all ordered and tidied. If like me you have too much Tupperware in your plastics draw, linen in the linen cupboard, clothes in the closet, or toys in the toy room- simply take some away and store it somewhere out of sight. That way when people view your home they will see that there is plenty of room to store their stuff. Its also a great excuse to have a clean out before you have to pack for the move.
Fresh is best
Plants are the new white, so get some real plants and some fresh flowers to dot around the house to make it feel fresh and smell lovely. Get an up to date look by adding terrariums, hanging planters, freestanding planters and fresh cut flowers to display. A selection of small pot plants, with the pots in the same colour, can make a great center piece for a dining or side table. If you are not confident at keeping the the plants alive- purchase them a week or so before the photos for listing the house.
If you do have an outdoor space, whether it be a deck, paved courtyard or level grassed area in the back garden; don't forget to dress this in some way to. Some options could be using an outdoor dining setting or outdoor beanbags. This will be great to show viewers how the space can be used no matter what season you are selling in. Always take the time to present the garden well, if your budget is stretched thin, a simple tidy will look better in photos than a jungle of plants.
If you would like to make a smallish bedroom feel larger try using a double bed rather than a single. They are not as wide as queen size beds so this will help the room feel a little more spacious. Use simple linen for the beds and simple window dressings.
Keep it simple, the fixtures and fittings will speak for themselves here. Make sure everything is as clean as you can get it. Put all child equipment away if you can. All I would add are some plain fresh towels and a nice deffuser.
Once again clean everything as well as you can. Keep surfaces clear and cupboards tidy and not overflowing, the kitchen joinery and appliances will speak for themselves.
If you put energy into presenting your house the best you can- it will sell itself.
